The third company on the list is W.P Carey, another REIT. I do not have any REITs in my current Perfect Dividend Portfolio because I have not yet found one that meets my criteria.

WP Carey is currently trading at approximately $67 and yields 3.9%. It recently raised its quarterly dividend by 24%, from 66 cents to 82 cents. It has raised dividends every year for 16 years, its 5-year DGR is 11.4%, and it has returned 54% over the past twelve months.

The company’s PE is 52.6 and its dividend-payout ratio is 148%. It is not covered by any professional analysts. Average annual earnings per share for the past five years is actually negative, and there are no EPS projections for the future. While I’m amazed by the recent dividend increase and stunned by the recent stock price growth, I can’t comfortably accept this company.

So my own Perfect Dividend Portfolio remains at nine companies, as I continue to look diligently for the tenth. I read lots of articles by other dividend analysts every week, but I have yet to find my last company.
